These SMS Terms & Conditions (“Terms”) govern the text messaging (SMS) program operated by Las Plazas of Laredo, Inc. (“Las Plazas,” “we,” “us,” or “our”) for residents of the properties we manage. By consenting to receive text messages from us, you agree to these Terms.
Our SMS program lets us communicate with residents about their own tenancy and account. Messages are sent on a one-to-one basis and are conversational and service-related. Message topics are limited to:
We do not send advertising, promotional, or telemarketing text messages through this program. This includes rent specials, renewal discounts, bonuses or incentives, referral rewards, resident events, offers regarding other properties, and offers from third parties. If we later wish to send messages of that kind, we will first obtain your separate, optional consent, and that consent will not be a condition of your lease or of any service we provide.
You will only receive text messages from us after you have given consent. Consent may be given by:
Consent is specific to the mobile telephone number you provide. We do not add phone numbers from purchased or third-party lists. Your consent to receive text messages is not a condition of leasing, of signing or renewing your lease, or of receiving any service, including maintenance and repairs.
Message frequency varies and depends on the maintenance requests you submit and the other account activity described in Section 2. In most cases you will receive a small number of messages in connection with a given request.
We do not charge you for receiving our text messages. However, message and data rates may apply depending on your mobile carrier and plan. Please contact your wireless provider for details about your plan.
You can cancel the SMS service at any time by replying STOP to any message you receive from us. After you send STOP, we will send a one-time confirmation that you have been unsubscribed, and you will no longer receive SMS messages from us. You may also opt out by any other reasonable method, including telling the management office in person, calling (956) 722-5156, or sending written or email notice. We will honor your request within 10 business days, and generally sooner.
Stopping text messages does not change any obligation you or we have under your lease. Any notice that your lease or Texas law requires to be given in writing or by a specified method will still be given that way.

Do not use text messages to report an emergency. For fire, medical, or police emergencies call 911. Text messages are not monitored at all hours and are not a substitute for the notice methods described in your lease.
Carriers are not liable for delayed or undelivered messages. Message delivery is subject to effective transmission from your wireless service provider and is outside our control.
We respect your privacy. Mobile information will not be shared with or sold to third parties or affiliates for their marketing or promotional purposes. Information collected as part of this SMS program is handled in accordance with our Privacy Policy.
We may update these Terms from time to time. Changes will be posted at policies.lasplazasoflaredo.com/sms-terms with an updated “Last updated” date. Continued participation in the program after changes are posted constitutes acceptance of the revised Terms.
